Point-of-Sale Septic System Inspections: A Must for Buyers & Sellers

A point of sale septic inspection is more thorough than a routine septic inspection. It will involve a septic tank test which requires access to the septic tank, leach field, and other parts of the system. It may also include a flow test and a dye test. Dye tests are a great way to see if the effluent is flowing through the system properly. The inspector will flush a special dye down a toilet or other drain and observe the area where the liquid is exiting for several days.

A point of sale septic inspection must be done by a licensed septic company. Make sure to check with your local health department or real estate agent for approved septic inspectors. Also, be sure that the septic system is accessible and all lids are uncovered (if buried) prior to the septic system test. If your septic tank is being pumped, do not have it pumped prior to the inspection – this can taint the results.
